2. R/W uptown to 28th St (Broadway), then 2½ blocks east. ~17 min

Skip the 1 train — closest stop but wrong side of town. Check a live app before walking out for service changes.

6th-floor plate (Suite 600) — the floor directly below FOS, same 1912 loft structure, so the bones carry up. Core (elevators/stairs/baths) sits west, away from the glass; window walls run along Park Ave S + E 31st; mech room center-east. FOS likely has the full plate built out, so treat this as the skeleton.
